From Speed to Strategy: My Conversation on Data Centers & Sustainable Development
This week I joined Commercial Property Executive’s Sustainability Street podcast to discuss data centers and sustainability.
The framing question was simple:
Are data centers a sustainability problem or are we misunderstanding them?
Here is where I land.
Data centers are not primarily a real estate story. They are an infrastructure story.
The building is the container. The value lies in systems: power availability, grid interconnection, cooling architecture, fiber latency, redundancy, and long-term operating risk.
A data center is an operating system wrapped in concrete.
For several years, the industry operated in what I call the speed phase. Lock land. Secure power. Build fast. That made sense when AI-driven demand accelerated and supply lagged.
We are now entering a strategy phase.
Capital is more disciplined. Utilities are strained. Communities are paying attention. Siting decisions, incentive packages, and infrastructure sequencing are being scrutinized.
In this phase, sustainability shifts from branding to risk management.
On energy, on-site generation will expand, but mostly as a supplement. Mission-critical infrastructure will always require redundancy. The future is hybrid, flexible, and grid-integrated.
On water, comparisons without context mislead. The real question is what kind of water, from where, under what local conditions.
On jobs, data centers are not mass employment engines. They are infrastructure anchors. Their economic value often lies in what they enable.
The larger point is this: Infrastructure forces discipline.
It forces communities, developers, utilities, and capital to confront sequencing, trade-offs, and long-term consequences.
